ارائه مدل نظری ـ زمینه‌ای عملکرد پروژه بر پایه اعتماد در رابطه کارفرما و پیمانکار

چکیده

هدف: با توجه به مسئله ضعف عملکرد پروژه‌های ساخت، هدف از این پژوهش، ارائه مدل نظری ـ زمینه‌ای عملکرد پروژه بر پایه اعتماد در رابطه کارفرما و پیمانکار است که هم‌زمان توصیف‌کننده ویژگی‌های اعتماد، عوامل مؤثر بر آن و برون‌دادهای این مهم در راستای حصول عملکرد پروژه باشد.
روش: پژوهش حاضر، توسعه‌ای کاربردی بوده و به‌صورت کیفی اجرا شده است. بر این اساس، با بهره‌گیری از استراتژی نظریه زمینه‌ای، داده‌ها از جامعه هدف این پژوهش که شامل مطلعان کارفرمایی و پیمانکاری پروژه‌های ساخت شهری تهران بودند، گردآوری و تحلیل شدند.
یافته‌ها: بر پایه تحلیل متنی مصاحبه‌ها، شش مقوله از ویژگی‌های اعتماد پدیدار شد که عبارت بودند از: اطمینان از توانایی، احترام به اصول، خیرخواهی، برخورداری از منابع لازم برای همکاری، ثبات و آگاهی طرف مقابل. نُه مقوله نیز از عوامل مؤثر بر اعتماد به‌دست آمد که عبارت بودند از: کیفیت روش اجرای پروژه، کیفیت اسناد مناقصه پروژه، کیفیت قرارداد پروژه، کیفیت سیستم ارتباط‌های پروژه، قابلیت اتکای سوابق طرف مقابل، قابلیت اتکای گواهی‌نامه‌ها و اعتبارنامه‌های علمی و حرفه‌ای طرف مقابل، عمق پیوند احساسی با طرف مقابل، عملکرد عوامل محیطی نزدیک و عملکرد عوامل محیطی دور. در نهایت، تک مقوله به‌دست‌آمده از برون‌داد اعتماد در راستای حصول عملکرد پروژه، کیفیت رابطه کارفرما و پیمانکار طی اجرای پروژه بود.
نتیجه‌گیری: مدل نظری ـ زمینه‌ای پژوهش که از پیوند مقوله‌های پدیدارشده به دست آمد، می‌تواند به‌واسطه ایجاد درک از فرایند اعتماد میان کارفرما و پیمانکار در بستر پروژه‌‌های ساخت شهری و چگونگی تأثیرپذیری و تأثیرگذاری آن بر عملکرد پروژه، در ادبیات مدیریت پروژه، مشارکت علمی داشته باشد.

چکیده [English]

Objective: Considering the problem of construction projects performance weaknesses, the aim of this study is to provide a contextual-theoretical model of project performance based on trust in the client and contractor relationship that simultaneously describes the characteristics of trust, the factors affecting it and its outcomes in achieving project performance.
Methods: This study was a developmental applied research and has been conducted through a qualitative method. On this basis, using the grounded theory strategy, data from the target community of this research, which included informants of clients and contractors of Tehran urban construction projects, were collected and analyzed.
Results: Based on textual analysis of the interviews, the six derived categories of trust characteristics were: Other party’s ability; Integrity; Benevolence; Having the necessary resources of cooperation; Stability and awareness. Meanwhile, the nine derived categories of factors affecting trust were: Project delivery method quality; Project bid document quality; Project contract quality; Project communication system quality; Other party’s records reliability; Other party’s certificates and credentials reliability; Emotional bond depth with other Party; Close environmental factors performance; and Distant environmental factors performance. Finally, the single derived category of the outcomes of trust in achieving an acceptable performance in a project is the quality of the relationship between a client and a contractor during projectimplementation.
Conclusion: The contextual-theoretical model of this study has been extracted by establishing links between derived categories which can contribute to project management literature via generating an understanding of the trust process in the context of urban construction projects, and how it is influenced and it affects the project performance.
